Prevent your Paypal account form getting limited

Almost every day hundreds of threads are created on webmaster’s forums about limited PayPal account. I am using the PayPal account from last two years and my account got limited once. I contacted their support several times about this issue and came to know about various reasons why an account gets limited.

Although once your account gets limited there’s no way to restore it without sending them the required documents. So it’s always better to take care about your account so that it doesn’t get limited. Here are a few major reasons why so many PayPal account gets limited.

New account and unverified accounts : New accounts, especially unverified accounts often get limited just after their 1st transaction. PayPal monitor these accounts very closely so it’s always better to use correct account details while registering so that you can provide the required documents in case your account gets limited. Verifying your account is always a good idea. All you need is a valid credit card. Virtual Credit Cards (VCCs) works quite nicely for verification but using VCCs for PayPal verification process is illegal and you may lose your account if they come to know about this.

Account verification : If your account is unverified then it have the highest chances for getting limited, cause unverified accounts are often used by scammers for money laundering. Verifying accounts is quite easy and it gives all the information about your real address, bank account and other financial details to paypal so if you don’t verify your account then PayPal may assume that you are doing something phishy. Who knows maybe the biggest scam of this century :P

Using proxy or using multiple IPs : Accessing a premium/personal accounts from various IP address or account you account from proxy will surely get our account limited. Premium and personal PayPal accounts are for single users. For multiple users opt for Paypal Business account.

Accessing PayPal from your mobile : Don’t use your mobile browser to access https://paypal.com directly. Instead use https://mobile.paypal.com. But before that, you will have to activate your PayPal mobile Account .Visit PayPal mobile for more details. Even using the browsers like Opera mini OR Teashark is risky cause both of them uses proxy server for browsing.

Amounts withdrawal : Limit your 1st amount withdrawal to a small amount especially if you have an unverified account. Withdrawing a very heavy amount from your brand new account seems like some kind of scam to PayPal so limit your first PayPal withdrawal to something like 100$ and increase the amount slowly.

Account Details : Don’t change your account details frequently. This will raise a flag on your account. Keep all the details current and make sure that you have all the required documents to prove all those account details. A photo I-card with your address or a utility bill with your name and address is sufficient.

Number of disputes : If you have any dispute on your PayPal account then try to solve then ASAP and try to keep the number of disputes below two at a same time. Too many complains or a dispute regarding your account is not good for you.

Dealing with large amounts : If you are dealing with very huge amounts say about 1000USD then its always recommended to split up the receiving and withdrawal process to small amounts. If possible then always try to split up the payments below 500USD.Also do not try to withdraw the whole amount immediately after receiving.

Even after all these precautions your account gets limited then don’t waste your time but sending them “you suck” emails OR creating “PAYPAL IS A FRAUD” threads on forums. Just mail them the required documents and your account will get unbanned within 48 hours.

100% Mortgage Financing – A Way To Avoid Private Mortgage Insurance

Ideally, traditional mortgage lenders want new homebuyers to have a 20% down payment when purchasing a new home. Thus, if purchasing a $200,000 home, you should be prepared to have $40,000 as a down payment.

Unfortunately, many people do not have this kind of money lying around. For this matter, private mortgage insurance (PMI) was created as a way for mortgage companies to recoup their money if a homeowner defaults on the loan. There are various loans available to assist people with down payments. In some instances, homeowners can obtain 100% financing, and avoid PMI

What is Private Mortgage Insurance?

Because Americans are earning less money, and home prices are steadily increasing, the majority of the population is unable to save the recommended down payment of 20%. In order to make owning a home possible, mortgage companies created a particular mortgage insurance, (PMI), for people with less than 20% to put down on a home. This insurance protects the lender if you default on the mortgage.

How to Avoid Paying Private Mortgage Insurance

On average, PMI may increase your mortgage payment by $100 – sometimes less, sometimes more. However, there are ways to avoid paying this additional insurance. The obvious involves having at least 20% as a down payment. If this is not an option, homeowner may agree to a higher interest rate. Another tactic entails getting approved for 100% financing.

How Does 100% Mortgage Financing Work?

100% mortgage financing makes it possible to buy a home with no money down. Also referred to as a piggyback loan or 80/20 mortgage loan, 100% mortgage financing involves obtaining a first mortgage for 80% of the home cost, and a second mortgage, or home equity loan, for 20% of the home cost. Together, the first and second mortgage allows a home purchase with no money down, and no private mortgage insurance.

100% Home Mortgage Refinance – Choose A Lender Online

100% home mortgage refinance frees up your money for other purchases, like a second home, renovations, or debt consolidation. To get the best deal on your cash out refi, look online for your next lender. By evaluating loan quotes that you can get in minutes, you can save thousands with just a couple hours of research.

Better Mortgage Lenders Online

If you like low rates and fees, then you will find your best lenders online. Technology and competition has pushed down refinancing costs, saving you money.

Online financing companies also give free personalized loan estimates, so you have real numbers to make your refi decision. Requesting quotes is also a good way to “test-run” a company to make sure they deliver on prompt customer service.

Items To Check Before You Sign

Interest rates should be at the top of your list when researching lenders. But also take a look at closing and miscellaneous fees. On average, your refinancing closing costs equal no more than 3% of your principal. But for 100% refinancing, you may have to pay more, especially if you have poor credit. Early payment fees should also be dropped, in case you decide to move or refinance again.

The APR will give you a picture of the total cost of the loan. There are cases when a higher rate loan might actually save you money though. For example, if you plan to move in a couple of years, you may get a bigger savings by not forking out thousands at closing, even with the higher rate. For these types of situations, you need to use your calculator to determine which is the best option for you.

Commit When You Are Ready

When you have found the right loan package, commit to it as soon as possible to lock in rates. Your application can be completed online in about ten minutes with final paperwork arriving in the mail in a couple of days. Once your contract is complete and received by your lenders, your money can be wired to the appropriate accounts. From start to end it takes about 10 business days.

100% Financing Or No Down Payment & Bad Credit Mortgage Loans

Keywords:
mortgage loans, bad credit

Sub-prime lenders now offer financing packages with zero down. Interest rates are higher on these types of loans, but they make purchasing a house easier. And unlike a conventional loan, there is no private mortgage insurance required. There are two types of zero-down mortgage packages, each with their own requirements.

Types Of Zero-Down Loans

100% financing, as it names implies, offers complete financing of your property. The other option, 80/20, finances your mortgage with two loans. Both loans may be carried by your lender, but sometimes the seller or a second lender is required to carry the 20% mortgage.

100% financing is easier to deal with, but not all lenders will offer this type of home loan. 80/20 financing is more common, but takes some negotiation if the seller is involved.

Qualifications For Zero-Down

Each lender has their own criteria for determining who will qualify for a zero-down loan. Most sub-prime lenders require any bankruptcies or foreclosures to have been at least twelve months ago. A conventional loan requires these to be discharged two to four years ago.

While a credit score of 600 or higher is best, large cash reserves can also qualify you. Six to twelve month’s worth of cash reserves in the form of savings, money market, or other liquid assets are considered ideal.

If you choose 80/20 financing with the seller carrying the second mortgage, you can qualify with sub-prime lenders with a score of 560.

Zero-Down Sub-prime Lenders

You can find zero-down sub-prime mortgages with both conventional and niche sub-prime lenders. Make sure that you request quotes from as many mortgage lenders has possible to be sure you find the lowest rate and best terms.

You will also want to decide what type of mortgage you want. An ARM is easier to qualify for and has lower rates. A fixed rate mortgage offers the security of a constant interest rate over the life of your loan.

Typically an ARM will be a better deal if you plan to refinance within a couple of years. After you have improved your credit history, you can refinance for a conventional mortgage with low interest rates.

30 Year vs. 15 Year Mortgages

Keywords:
mortgage, term, mortgages, loan, loans, interest, payments, interest rates

Discussions of mortgages often focus on interest rates, but there is a much more basic decision to make. Should you go with a 30 year mortgage term or a 15 year mortgage term?

30 Year vs. 15 Year Mortgages

Any discussion of mortgages tends to turn on two points. How can you qualify for the most money with the lowest payment? How can you get the lowest interest rate for the mortgage? While these are two important issues, there is an addition one that people fail to consider, resulting in significant wasted money.

The term of a mortgage is extremely critical for a couple of reason. First, it sets the length of the obligation you are undertaking. Second, it defines the amount of interest you are going to pay over the life of the loan. These are huge issues when it comes to building equity.

The longer the loan, the more total interest you are going to pay. The trade off, of course, is you are going to have smaller monthly payments the farther you stretch out the obligation. While this may sound like a good goal when you first get the mortgage, it can backfire on you in the long run.

Most people focus on interest rates as a way to save money on mortgages. This is a valid approach, but playing with the length of the loan is a better way to save money. If you can cut the payments in half by going with a shorter loan, you can save huge amounts on the total interest repaid to a lender.

The decision on the term of the loan is relatively simple, but entirely dependent upon your personal situation. There is no absolutely correct choice. First, you need to determine if you can comfortably afford the higher payments that come with a shorter term loan. In general, a 15 year mortgage will have payments 20 to 25 percent higher than a 30 year loan. Of course, you will pay the loan off faster, to wit, be building equity in the home quicker.

The modern mortgage industry has a variety of different term length products. When applying for a loan, take the time to evaluate the different terms to see if you can find a loan that is perfect for your situation.

9 Tips on Applying for a Second Mortgage

Keywords:
second mortgage,home equity loans,debt consolidation,second mortgages,fixed rate second mortgage,variable rate,home equity line of credit,home improvements, refinance, interest rates,bad credit,credit

People usually apply for a second mortgage or home equity loan when they need money for debt consolidation, to pay large expenses or for home remodeling and home improvement. Second mortgages are generally categorized as fixed interest rate home equity installment loans (HELOANS) and adjustable mortgage rate home equity lines of credit (HELOCs). Which you choose depends on your needs, but the application and approval process is similar for both. These nine tips will help your loan process be as hitch-free as possible:

1. Compare options like mortgage refinancing and other loan options to determine if a second mortgage is the best choice.

2. Make sure you can tell lender what the purpose of the loan is. Your answer will help determine whether or not you are approved.

3. Check your credit report for errors and get your FICO scores (myfico.com/12) because lenders will review your FICO score to determine your loan rates. Check "How to Improve Your Credit Score" for more information on cleaning up your credit.

4. Compare several home equity loan options. Discuss the loan programs with your broker or lender and find the best loan for your situation. Getting a good interest rates isn't a bad idea either.

5. When applying for a loan, you will get a mortgage checklist from your lender containing the list of paperwork you need to close the loan, including:
• Copy of deed to property.
• Recent tax appraisal.
• Last two years' W-2's, tax returns and current pay stub, or two years' tax returns if self-employed. Be sure to include all schedules.
• Proof of income from alimony, child support, disability payments, lawsuit settlement, inheritance or other income source.
• Copies of your last 3-6 bank statements.
• List of all open credit accounts (account numbers, payment amounts, and balances).
• Your current mortgage statement.
• Homeowners insurance information (name, account number and phone number of agent).

6. Faxing documentation from the checklist will expedite the loan process more than mailing it.

7. Fill out your loan application thoroughly, or it may delay approval and loan closing.

8. Beware of bad loans. The Federal Trade Commission (FTC) warns that you may be signing into trouble if the lender encourages you to falsify your application to get the loan, urges you to borrow more than you need, pushes you into unrealistic payment terms, shows up at closing with a different loan product than you agreed to, asks you to sign blank forms, or denies you copies of documents you signed.

9. Has your mortgage application been rejected by a lender? Ask why it was rejected to find out what you need to do to secure mortgage loan approval in the future. Sometimes paying down some credit cards can increase your credit score just enough to qualify.

5 Ways To Get The Lowest Mortgage Interest Rate You Can Online

Keywords:
mortgage loan, low interest rate

Everyone loves a bargain and getting a lower mortgage interest rate can save you a substantial amount of money over the life of your loan. There are several ways to go about ensuring that you pay the least amount of interest when you take out a home mortgage.

Be aware of your credit score.

Good credit is the key to not only getting a mortgage, but to getting the best interest rates available. Mortgage lenders like to reward borrowers that pay off their bills in a timely manner. Chances are if you have been faithful with your other payments, you will be faithful to pay them back, so they can afford to take a risk on you and offer a lower interest rate.

Close any existing credit card accounts that you no longer use.

If you have several credit card accounts, they can affect the interest rate on your mortgage, even if they have a zero balance. Lenders see open accounts as potential for debt, which adds a risk of them not getting their money back. To balance this risk, they will often charge you a slightly higher interest rate.

Lock in interest rates before you close.

Once you have agreed on a low interest rate, ask the lender to lock in that rate. Rates can fluctuate drastically in the time it takes for you to get your mortgage and that could mean paying a totally different interest rate than what was originally quoted.

Make the biggest down payment you can afford.

Putting a down payment from your savings on your house, lowers the amount you plan to finance, lowering the interest you will pay over the life of your loan.

Shop Around.

You don’t have to work with the first lender that you approach. With the vast amount of online mortgage brokers, it is easy to compare offers and pick the company that offers you the lowest interest rate. Don’t be afraid to tell brokers that you are shopping around, or ask them if they can match the interest rates of a competitors quote.

5 Important Things to Remember to Get the Best Mortgage

The market of new houses is now experiencing a great increase in sales and profit. Old houses are now being traded for newer ones. A great way to finance your new home purchase is to mortgage.

If there are instances that you are not eligible because of some credit concerns, you should not worry. You can still plan for it in the future. It is probable that in just a few months, you can buy a home if you consider the following tips:

1. Do not make too much purchases for the next couple of months. Instead, prepare money for your down payment. The reason for this is that even a debt of only 15,000 dollars will still appear unpleasant to the mortgage lenders credit score system.

2. Do not choose a very costly home especially if it is just going to jack up your expenses. You have to ensure that you are able to pay for your debt load consistently, so before choosing the type of house you want, consider your income first.

3. Do not get disqualified for a mortgage. Make sure that you will get approved. In order to qualify, you are required to submit your credit information to a mortgage lender. And you must allow your lender to get your credit report and debt/income data.

4. Do not forget the form of money personality you have before taking a mortgage.

5. Keep in mind that home possession may provide many problems. The charge of non-payment on a loan is a lot larger than the fine of missing a rent fee.

Therefore, if you are planning to apply for a mortgage, be sure to remember these five important things in order to end up successfully with the best mortgage there is.

4 Reasons Why Good Mortgage Lead Management Is Essential

Keywords:
Management software, business software

Lead management is one of the most important and time-consuming activities for companies. Despite the issues many firms have in its implementation, good lead management can act as a significant competitive advantage. This has particular significance for lending companies where an experienced mortgage agent can make good use of mortgage lead management tools in the following ways:

1. Increased conversion rates: Mortgage branches obtain mortgage leads from various sources such as mortgage lead websites and marketing companies. These leads are pre-sorted to include prospects that possess the right credentials and are more likely to buy a home. Following up on genuine leads increases the conversion rate, helps to generate more referrals, and provides companies with more time to concentrate on customer service. A good mortgage lead management system allows companies to close up to 20% more leads than before.

2. Good leads do not get lost: In the absence of a good lead management system, genuine leads are apt to get lost in the clutter that arises from obtaining leads in a haphazard manner. With a lead management system in place, this does not happen as only genuine mortgage shoppers are included in the lead. The leads generated can be differentiated in terms of zip codes, loans required, area codes, credit history, etc. Such cataloging of the leads simplifies the follow-up and tracking of these leads. Thus, a good lead management system makes it easy for companies to act on the leads while they are still hot. It helps companies to allocate their resources more efficiently for the purpose of converting leads into business.

3. Better response time: A swift response to queries from prospects helps to not only resolve their doubts but can also prevent them from looking elsewhere. Good mortgage lead management enables collection of leads for various services. These leads are gathered at a central location where they can be easily accessed by all employees who can study the information and contact the leads quickly. The database of information provided by a mortgage lead management system can be easily updated, and future queries by prospects can also be handled with ease.

4. Better security: A good lead management system offers security for mortgage companies as well the prospective clients by providing access only to qualified employees. This is of significance to prospects who part with valuable information in their dealing with the mortgage companies.

Thus, implementation of a good mortgage lead management system enables better customer service and data security for the prospect, and higher efficiency and profits for the mortgage firm.

3 Terms Every Mortgage Holder Should Know

Getting a mortgage can be a very confusing process. There is a lot of paperwork to sign, documents to read and procedures to be followed. You'd think you were applying to go to Harvard or Yale, except they don't require that much paperwork for you to be admitted! Although getting a mortgage can be a confusing process, there are three terms that every mortgage holder should know to better understand what he is she is getting into.

Going into a mortgage knowing just a few facts will help you immensely in understanding what type of commitment you are getting into.

The first term you should understand is, amazingly, the word "term". Term refers to the length of the mortgage you are taking out - or the amount of time you are making payments.

Many mortgages run the gauntlet of between ten and thirty years. The longer the mortgage, typically the lower your monthly payment will be (and the more interest the mortgage company makes). Generally speaking, you should go for the shortest term you can comfortable afford - you'll save potentially tens of thousands (and in some cases potentially over a hundred thousand) dollars in interest by keeping the length of the mortgage as short as you can.

Next, understand the interest rate on your mortgage and how it is calculated. The interest rate refers to the amount of interest charges you will pay for the money you are borrowing, expressed as a decimal - such as 5.2 for 5.2%. Is it fixed or adjustable? In other words, is it the same through the life of the loan or does it change at specified periods in time? Most home buyers should try and steer clear of adjustable rate mortgages even though they can look better up front. They can often reset to higher interest rates and come back to bite you if you aren't ready for a jump in your monthly payments!

Finally, understand what closing costs are and how they are going to affect your purchase price. Often times, you are going to be responsible for coming up with these closing costs out of your own pocket. Closing costs consists of things such as appraisals done on the house, attorney fees, notary fee, deed fee - if there is a fee they can think of it usually falls under the term closing costs! Be a smart and savvy consumer, if you see a fee that you don't understand or doesn't seem right - speak up! Some mortgage lenders try to sneak in any fee they can think of to make a few extra dollars profit.

Understanding these three terms can help make you a more informed home buyer and help you find the mortgage that is right for you. As with any product, it is important to shop around for a mortgage when you are considering buying a house. Even a small change in the interest rate between two lenders can often to amount to thousands of dollars in savings. Don't be afraid to comparison shop - it's your money after all!

3 Steps You Must Do If You Want To Pay Off Your Mortgage In 7 Years Or Less

Keywords:
mortgage, refinance mortgage, pay off mortgage, debt free, mortgage elimination,

One of the single largest financial purchases a person makes in a lifetime is a home. And more often than not, a home mortgage is required to fund the purchase. But how many people have been told, that the current way a mortgage is paid off, is like a cancer on our financial health? The mortgage and banking industry has offered to the unsuspecting public the 30-year fixed amortized mortgage the most expensive mortgage, a financial cancer akin to the cigarette industry offering cigarettes.

US consumers have had no other choices, but to use a mortgage, that only benefits banks and mortgage companies. Now a revolutionary mortgage program is available that will show them how to pay off their home mortgage in as little as 7 years.

Enter Money Principal Group, a company located in Utah, founded by Ariel Metekingi, an active of New Zealand. Their premier innovative mortgage product, The Mortgage Eliminator, is based on a 30 year+ proven Australian industry standard and model in use by over a third of homeowners in that country. It was later introduced to the New Zealand market, where homeowners there achieve similar results; paying off their debts and mortgage on average of 6-10 years.

This powerful new tool to combat the current financial plague of debt combines amortgage and a full-service bank account. The new "all-inclusive" type loan creates huge savings in interest payments and loan payoffs in one-half to one-third the time requiring little to no change to current spending habits or income.

How does it work? Homeowners deposit income and other assets into the newmortgage account and since it allows access like a checking account, expenses are paid out from it by check or ATM card. The fundamental part is, that when the homeowners' money isn't being used it sits in the mortgage account, reducing the daily loan balance on which interest is computed. This saves on average hundreds of thousands in interest over the life a typical loan and reducing interest means more money for principal; so the homeowner builds equity faster and owns their home sooner.

"What this does for homeowners, is it empowers them to take control of their financial health," says Ariel Metekingi, founder and president of Money Principal Group. "With this new loan program, a homeowner can combat the financial cancer known as consumer debt plus current mortgage options and it allows the homeowner to reach their goals sooner in life, rather than later. This isn't a mystical trick of numbers; it is simply taking away the interest spread banks earn and is given back to the homeowner."

There are three steps that the consumer can take, in order to reduce their mortgage payout and enjoy a home paid off in as little as 7 years.

1. Decide what your goals are

One of the first steps with The Mortgage Eliminator program is to have a clearer picture of where you are heading financially-speaking, and decide on what kind of goals you'd like to reach. First take a look at where you were five years ago. What kind of expectations did you have than? Did you plan on certain things to happen by now? If they didn't happen, do you have the willingness to make changes to reach those goals?

Goal setting is important, because it allows you to create a flexible plan and schedule to put into place and stick to. Imagine where you'd like to be in 5 years. What would you like to accomplish?

Let's say some of your goals are to have an emergency fund of at least one year of your current income and you'd like to reach that amount in, say, 2 years. And another goal, (if you have a child or children) is to set aside a college fund. And lastly, you've been dreaming of that sports car you've always wanted since you were a teenager.

Now that you have some goals in mind, what would it take to reach those goals? And keep in mind that your household income will probably remain constant.

Are there current investment options or debt elimination options, which can help you reach those goals?

Using your flexible mortgage account through The Mortgage Eliminator can greatly increase your ability to save interest and money and free up resources to help you reach those goals. And it doesn't have to drastically change your spending habits or current household income. Just determine your budget and where the money you make is spent in your life.

2. Set up a budget

The next step in paying off your mortgage quickly is to look at your current spending habits and create a budget. How difficult is this? That depends on your level of commitment and your ability to discipline yourself into reviewing your budget.

One way that helps homeowners is through the included budgeting software and personal coaching and review available with The Mortgage Eliminator, from Money Principal Group. Studies show and human nature reflects this, is that if we have tools AND a personal Coach to help create and maintain a budget, we're far more likely to succeed. Money Principal Group states that over 90% of its' clients achieve success with The Mortgage Eliminator system.

Think of having a coach for your personal financial education, just like a great tennis star has a coach or golf professional has a coach. How many of us rely on a coach to become financially wealthy?

With The Mortgage Eliminator, you're given that important part, a coach to review, create and stick to a budget that creates positive cash flow, which will take you to the next steps of paying off your mortgage in less time, without any change to your current income or spending habits.

3. Get a financial review and analysis

Everyone's financial situation is different and completely unique. Imagine your situation as the human body and financial debt (including a mortgage) as a cancer. Before a surgeon would operate on a patient, a complete review of the symptoms and where to start cutting, is done, BEFORE the surgeon performs one cut.

Think of a financial review and analysis as the same thing as "surgical review" on your situation. What kind of mortgage are you in now? Are you a first-time home buyer? Are you in an ARM loan and now may need to switch to a fixed rate loan?

What is your financial "picture" and your current budget? Your income, expenses, current debt and your short-term and long-term goals factor greatly into the financial review and analysis.

In order to determine just how quickly you can pay off your current debts and mortgage (or how fast you can pay off your first home, if you're a first-timer), a financial "snapshot" or review must be completed. Taking a look at your entire picture of income, debts, and how it relates to your goals, is the crucial step, in determining how best you should start your plan.

What is the strategically best way for you to reach your goals? With a financial review and analysis from Money Principal Group, a plan is created to show you the best options that HELPS YOU in reaching those goals quickly. Only a loan that SAVES YOU MONEY is offered and if it doesn't make strategic, financially sound sense for you, it's not offered and a different course of action is suggested.

Is this new loan product and system for everyone? Yes, if you can achieve the simple disciplines of budgeting and currently have positivecash flow or are willing to review your budget to recover funds to create significant positive cash flow. You must be coachable and allow the your goals to dictate your planof action. If you're willing to do that, the payoff is unlimited and getting rid of debt and your home mortgage in 6-10 years is no longer a dream, it's a reality.

"The ability to be mortgage free within 6-10 years, quickly eliminate consumer debt and free up existing income to start a significant investment program for the future is a now a reality. This can all be possible without requiring any additional income or reducing standard of living. The Mortgage Eliminator has empowered the individual in New Zealand and Australia to impact positively on their own financial destiny in ways, which traditionally, many could not otherwise achieve." says Metekengki. "It is now available for the US, to achieve the same level of financial success and freedom, already experienced and proven in these international markets."

2nd Mortgage Loan After Bankruptcy - Understanding The Basics

Keywords:
2nd mortgage, home equity loan, bankruptcy

Getting a 2nd mortgage loan or home equity loan after a bankruptcy is workable. However, loan applicants should be aware of certain disadvantages to bad credit loans. A bankruptcy is destructive to credit scores.

In reality, many financial experts discourage bankruptcies. Those who file Chapter 7 or Chapter 13 are subjected to higher finance rates on homes, cars, etc. Before applying for a 2nd mortgage, know what to expect and understand the basics of getting a reasonable rate.

Expect Higher Finance Fees or Interest Rates

After a bankruptcy, many people are hesitant to apply for credit. They expect higher rates, which will also increase monthly payments. However, obtaining new credit accounts is crucial to re-establishing and building credit history. On the other hand, getting a lender to approve a credit card application after a bankruptcy is challenging. For this matter, some people choose to get a 2nd mortgage loan.

Getting approved for a 2nd mortgage following a bankruptcy is easier because the loan is secured by your home or property. Thus, if you stop paying on the loan, the lender may claim your property and resell it to recoup their loss.

While these loans are great for improving credit, applicants should not expect the best rates. Traditionally, 2nd mortgage loans have higher rates than first mortgages. However, if you have a recent bankruptcy, anticipate above average rates. To avoid a huge monthly payment, borrow a small amount of money.

Another option involves borrowing money, and depositing the funds into a savings account. Over the course of six months, repay the lender using the deposited funds. This way, you improve credit history and avoid the risk of not being able to repay the loan.

Using Sub Prime Loan Lenders For Best Rates

Applying for a 2nd mortgage with your current lender may not be the best option. If you obtained your first mortgage with good credit, the lender may not approve your loan application following a bankruptcy. Instead, contact several sub prime lenders. Sub prime lenders approve loans for all credit types. Hence, applicants can get approved after a bankruptcy, foreclosure, repossession, etc.

Furthermore, sub prime lenders usually offer better rates than traditional mortgage lenders or banks. Online mortgage brokers can help you find a bad credit or sub prime lender. Moreover, brokers offer applicants various loan options. As a result, loan applicants can select the lender offering the best rate and loan terms.

1st And 2nd Mortgage Refinance Loan - Refinance And Lower Mortgage Payments

Keywords:
mortgage refinance, 2nd mortgage, lower rates

Refinancing both your first and second mortgage will lower your monthly mortgage payment and qualify you for overall lower rates. It will also save you money on closing costs and application fees. And while you are looking at rates and terms, you can reevaluate your loan’s payment schedule to better fit your budget needs.

Why One Mortgage Is Better Than Two

Lending companies prefer financing one total mortgage rather than two separate loans. So second mortgage rates are at least a point higher than first mortgage rates.

Refinancing your two mortgages into one will qualify your for a lower rate mortgage. Since lenders charge flat application fees, you will save money by going through the process only once. Closing costs can also be cheaper.

Readjusting Terms

In all likelihood, your mortgages have different terms. Refinancing is a good time to reevaluate those terms and decide what would best meet your budget concerns.

If lower payments are your concern, then choose a longer term. While this will increase your total interest costs, it will ease your immediate budget concerns. Then when your financial situation improves, you can make principal payments to offset the interest costs.

When concerned about interest costs, it’s best to opt for a shorter term with its lower rate. You can also pay points to further lower your rates. But this is only wise if you plan to keep the loan for several years in order to recoup the costs.

Separate Is Sometimes Better

In some cases, it is better to keep two separate mortgages to save money. In some instances, refinancing your mortgages individually will get you better rates overall. This is especially true if your total mortgage principal equals more than 80% of your home’s value.

If you plan to cash out part of your home’s equity while refinancing, you may also want to finance a second mortgage separately. Cash out refi loans automatically boost your loan’s rate.

In order to find your best option, request quotes for refinancing your mortgages together and separately. Also look at several different lenders to be sure you are getting the most competitive offer.

1st And 2nd Mortgage Refinance Loan - Consolidate 1st And 2nd Mortgages Into One Low Payment

Keywords:
mortgage refinance, 2nd mortgage, consolidate mortgages

Refinancing both your first and second mortgages will result in one low monthly payment that could save you thousands in interest charges. By combining both mortgages, you qualify for lower rates than if you refinance separately. You can see a significant savings with your second mortgage refinance, which is often several points higher than your first mortgage rates. You will also save on application fees and other closing costs.

Strategies To Lower Your Mortgage Payment

You have a couple of options to lower your mortgage payment when refinancing. The first choice is to find a low rate mortgage. So even if you choose the same length for your loan, you will still see a savings in your monthly mortgage bill. Adjustable rate and interest only loans will give you the lowest payments, at least at the beginning of your home loan. But a fixed rate loan can also give you reasonable rates with security that they won’t rise in the future.

The other option is to extend your loan term, especially in the case of your second mortgage which usually is for five to ten years. By consolidating your loans to a thirty year loan, you lengthen your payment schedule for principal, so you have a smaller payment. However, your interest rate and charges will be higher than with a shorter term.

Getting The Best Loan

Once you determine the type of loan and terms you want, do your shopping for a good lender to save even more money. Lenders will vary in how much they charge for closing costs and interest rates. The APR will tell you how loans compare overall, both in terms of rates and closing costs.

But if you are planning to move or refinance again in the future, then be wary of paying high closing costs. Even if they secure you a lower rate, you will only see a savings if you keep the mortgage for several years.

Don’t base your lender decision based on posted loan rates. Ask for a personalized loan quote based on your general information. With more accurate numbers, you can make an informed choice as to who has the best financing for you.

1st And 2nd Mortgage Refinance Loan

Keywords:
mortgage, refinance, 2nd mortgage

Refinancing a first and second mortgage requires some extra considerations. Depending on your equity, you may find that combining the two mortgages results in a higher interest rate. You may also find that you have to carry PMI with the refinanced mortgage.

Will Refinancing Benefit You?

Refinancing two mortgages allows you to consolidate your loans into one payment, often lowering your monthly bill. You may also find lower rates under the right circumstances.

Those with a large amount of equity benefit most from consolidating loans since they qualify for the lowest rates. It is important to look at interest savings, not just monthly numbers which can be misleading.

However, if you have less than 25% equity, you may end up qualifying for higher rates. With less than 20% equity, you will also have to pay for private mortgage insurance. Even with these factors, you may still find that you will save money by refinancing.

Have You Done Your Research?

To see if refinancing makes sense for you, research mortgage lenders. You can quickly go online and request quotes and terms. Look at the different offers, and work out the numbers. An online mortgage calculator can help you figure out monthly payments and interest costs.

An easy way to compare cost is to first add up your interest payments for both mortgages. Use this number to compare interest payments with each potential mortgage.

You also need to factor in the cost of refinancing. Just like with your original mortgage, you will have to pay fees and points. You want to be sure that you can recoup these costs with your interest savings.

Why Do You Want To Refinance Both Mortgages?

While refinancing both mortgages is convenient, you may decide to refinance only one or both separately. With your main mortgage, you can expect to get low rates.

A second mortgage will usually qualify for higher rates, but you can lock them in. You may also choose to convert from a line of credit to an actual mortgage. Again, you will want to investigate financial packages before signing up with a lender.

1% Mortgage Loans… What's The Catch?

Keywords:
1% mortgage, option arm loan, pay option arm

While there are several different types of 1% mortgage loans, there are really only two major keys to winning with a 1% mortgage loan.

The first key is to make sure the loan is set up correctly from the beginning.

And the second is to make sure you are using the loan correctly to gain the most benefit.

First, let’s talk about how the loan works. Then we’ll get into how to set the loan up correctly so you can reap the financial rewards these mortgage loans have to offer.

To start with, 1% mortgage loans have payment options. Each month when you get your mortgage statement you will have the option to make a 30 year fixed payment, a 15 year fixed payment, an interest only payment and a minimum payment at 1%.

Although you are given several payment options, you should only select the 1% minimum payment.

Why?

Because if you wanted to make a 30 year fixed, 15 year fixed, or interest only payment, you would be better off getting that type of loan. Typically, these payments are higher with a payment option mortgage loan.

If you select the 1% minimum payment your first benefit will be a significant monthly payment reduction. Your mortgage payment will likely be cut in half. Of course, this is a pretty attractive first benefit for most home owners.

To compound the effectiveness of selecting the 1% minimum payment you should save what you save. For instance, let’s say you refinanced your home with a 1% mortgage loan, paid off all your credit cards, and reduced your monthly payment by $1,000 a month.

Now, if you save that $1,000 a month for yourself instead of giving it to your creditors, you will have $60,000 in cash at the end of five years - And that’s with a zero percent return.

Here’s the second benefit to selecting the 1% minimum payment option:

Tax savings.

If you make an interest only payment your mortgage balance will stay the same. If you make a 1% minimum payment you are actually paying less than interest only. Therefore, you are creating deferred interest which makes your mortgage balance increase each month.

Before you freak out, keep in mind that deferred interest is mortgage interest and is therefore tax deductible.

Let’s say your home is going up in value $2,000 a month. The 1% mortgage loan will allow you to take a small piece of that appreciation, say $500 a month, and turn it into a tax deduction.

So you are taking a small piece of your equity each month and turning it into a tax deduction. If you did not do this, all of your appreciation would be locked up in equity.

Equity is terrific and is certainly one of the many benefits to home ownership. But investing in equity will get you a zero percent return.

No one is going to cut you a check each month for the equity in your home. As a matter of fact, if you wanted to get the equity out of your home you would have to sell your home or get a loan. And you better qualify or you will not be able to get a loan.

So why not take a small piece of your equity each month, turn it into a tax deduction, and at the same time save $1,000 a month for your self? You will still have plenty of equity but with a 1% mortgage loan you will have cash AND equity.

If you do this for any length of time you will come out way further ahead financially than if you did a regular 30 year fixed or an interest only mortgage loan.

By the way, if the deferred interest is a concern, try making bi-weekly payments. Making a bi-weekly payment will reduce, and in some cases eliminate the deferred interest all together. Which means your mortgage balance would not increase.

How to set the loan up correctly:

1) The 1% payment option on these loans is only available for the first five years. But you could actually keep one of these loans for 30 or 40 years. If you select a 40 year loan your monthly payment will be lower but the payment options will not last for five years. The name of the game is to keep the 1% payment for as long as possible. So get a 30 year amortization.

2) The 30 year, 15 year and interest only payments are tied to an index. Select a slower moving index like the MTA (Monthly Treasury Average) instead of a faster moving index like the Libor (London Inter-Bank Offered Rate).

So how can you lose with a 1% mortgage loan?

Answer- depreciation.

If homes in your area are rapidly going down in value, deferred interest could cause you to become upside down in the home.

But if your area is experiencing a 3% to 5% rate of appreciation and you save what you save by making the minimum payment, a 1% mortgage loan can have an incredibly positive impact on your financial future.

1.25% Neg Am Loans: How Deferred Interest Mortgages is Good Home Financing

Keywords:
negative amortization loans,payment option arm,pick a payment loans,mortgage refinance,home equity loans,second mortgage,1.25% start rate,interest only loans,mortgage rates,credit lines

Do 1.25% interest rates really exist? Neg am mortgages calculate several mortgage rates. One is called the payment rate the other is the actual interest rate. Fortunately, the payment rate is capped at 7.5% of the previous payment. The true interest rate is calculated as simply the index plus the margin without periodic caps. When the interest rate resets to a higher rate with a negative amortization Adjustable Rate Mortgage (ARM), the mortgage payment doesn't change. Instead, the additional interest expense is added to the loan balance.

Homeowners are given a choice of which rate to pay, which is why negative amortization loans are also referred to as "payment option" loans and option ARMs. Cost of Funds Index (COFI), Cost of Savings Index (COSI), and Monthly Treasury Average (MTA or MAT) are all examples of Alt-A negative amortization loans. The Mortgage Bankers Association of America (MBA) says alt-A loans' share rose from 8% to 11%. Why? Because of the flexibility these loans offer, not to mention affordability for a home purchase loan or if you want to cash out on your home equity with a mortgage refinance.

Another affordable loan option is the interest only loan. With an interest-only loan, you pay only the interest on the mortgage in monthly payments for a fixed term. After the end of that term, usually five to seven years, you must refinance, pay the balance in a lump sum, or start paying off the principal, which increases your monthly payments substantially. Like neg am loans, interest-only loans are option ARMs because borrowers have the option of paying only the interest or paying principal and interest.

Negative amortization and interest-only loans can be useful if you are primarily concerned with cash flow instead of building equity. If you only pay the payment rate, the overall monthly mortgage payment might be lower than a typical 30-year, amortization loan. If you're a short-term borrower who plans to refinance or sell the home within a period of a few years or if you have unsteady sources of income or too little documented income to qualify for a traditional loan, you may want to consider a neg am loan or an interest only home loan.

2nd Mortgage Loan After Bankruptcy - Get Approved Online With A Sub Prime Lender

Keywords:
2nd mortgage, sub prime lender, bankruptcy

A 2nd mortgage loan after a bankruptcy is the easiest way to access cash. With online sub prime lenders, you can qualify for a mortgage as soon as your bankruptcy closes. But for near conventional rates, it is better to wait two years and build a solid credit history.

Bankruptcy And Sub Prime Lenders
Millions of people file for bankruptcy every year for many understandable reasons, such as job loss or illness. Sub prime lenders understand this and are willing to lend to such people

Specializing in high risk loans with unconventional terms, sub prime lenders can work out financing for virtually anyone. Legitimate lenders will offer rates that are competitive with reasonable closing costs.

Bankruptcy Affect On Your 2nd Mortgage Rates
The first two years after a bankruptcy are the most difficult for your credit score. Right after your bankruptcy, you will qualify for “E” class loans, the highest rate mortgages.

After a year and a good credit history, you can qualify for better rates with a “C” class loan. Rates are typically about 3% to 5% higher than conventional rates. And in two years, you can possibly have an excellent credit score and get prime mortgage rates.

Other factors also affect your mortgage rates. Keeping a large percent of your equity in tact along with cash assets could possibly bump up your credit score.

Comparison Shopping For Better Rates
No matter when you decide to secure a 2nd mortgage, you need to shop loan rates before settling on a lender. Each financing company has its own formula for determining rates and closing costs. A careful search of loan estimates will ensure you get the cheapest rates and fees.

If you don’t have a specific lender in mind, start with a mortgage broker site. They partner with several different companies to come up with special offers. From there you can expand your search to individual lender sites.

When you are looking at rates, be sure they include closing costs as well. With some lenders, low rates are available only if you pay thousands up front. You may also want to consider a home equity line of credit if you want to keep loan processing fees to a minimum.

1st And 2nd Mortgage Refinance Loan - Why Refinance Both Mortgages?

Keywords:
2nd mortgage, refinance, mortgage loan

The hassle of making two monthly mortgage payments has prompted many homeowners to consider refinancing their 1st and 2nd mortgages into one loan. While combining both loans into one mortgage is convenient, and may save you money, homeowners should carefully weigh the risks and advantages before choosing to refinance their mortgages.

Benefits Associated with Combining 1st and 2nd Mortgages

Aside from consolidating your mortgages and making one monthly payment, a mortgage consolidation may lower your monthly payments to mortgage lenders. If you acquired your 1st or 2nd mortgage before home loan rates began to decline, you are likely paying an interest rate that is at least two points above current market rates. If so, a refinancing will greatly benefit you. By refinancing both mortgages with a low interest rate, you may save hundreds on your monthly mortgage payment.

Furthermore, if you accepted a 1st and 2nd mortgage with an adjustable mortgage rate, refinancing both loans at a fixed rate may benefit you in the long run. Even if your current rates are low, these rates are not guaranteed to remain low. As market trends fluctuated, your adjustable rate mortgages are free to rise. Higher mortgage rates will cause your mortgage payment to climb considerably. Refinancing both mortgages with a fixed rate will ensure that your mortgage remains predictable.

Disadvantages to Refinancing 1st and 2nd Mortgage

Before choosing to refinance your mortgages, it is imperative to consider the drawbacks of combining both mortgages. To begin, refinancing a mortgage involves the same procedures as applying for the initial mortgage. Thus, you are required to pay closing costs and fees. In this case, refinancing is best for those who plan to live in their homes for a long time.

If your credit score has dropped considerably within recent years, lenders may not approve you for a low rate refinancing. By refinancing and consolidating both mortgages, be prepared to pay a higher interest rate. Before accepting an offer, carefully compare the savings.

Moreover, refinancing your two mortgages may result in you paying private mortgage insurance (PMI). PMI is required for home loans with less than 20% equity. To avoid paying private mortgage insurance, homeowners may consider refinancing both mortgages separately, as opposed to consolidating both mortgage loans.

2 Types Of Graduate Loans

Keywords:
loans,graduate loans,students,undergraduate, education

Normally, graduate students pay for tuition fee more than undergraduate. Therefore, the main purpose of graduate loans is to help fund their education. There are two venues in which graduate students can obtain graduate loans: the government and private entities, (who provide alternative graduate loans). Each of these is discussed in more detail below.

1. Government Graduate Loans
This type of loan is the same as undergraduate loan. The only difference is name. Like undergraduates, graduates have the opportunity to get a Stafford or Perkins loan from the government.

Stafford graduate loans are available to any graduate student regardless of their financial situation. Two types of Stafford graduate loans exist: subsidized and unsubsidized. The difference in the two lies in who pays the interest. For subsidized Stafford graduate loans, the government pays the interest. Students pay for the interest in unsubsidized Stafford graduate loans, though there is the option of not having to make payments until after graduation.

A Perkins graduate loan is available to students who demonstrate financial hardship. It has an interest rate of only 5 percent and can finance up to $4,000 of the graduate student's education. For graduate students who are adversely limited economically, the Perkins loan is not a bad option. However, one must keep in mind that payments are still expected to be received promptly and perpetually. In extreme circumstances it is possible to request a deferment on loan payments until one is able to pay normally.

To apply for either the Perkins or Stafford graduate loans, one must submit a FAFSA form to the government. When the form has been processed the government will send a SAR (Student Aide Report) which will give further instructions on how to apply for these loans.

2. Alternate Graduate Loans
This loan has also been known as private graduate loans, are loans funded by non-governmental entities. Companies offering these loans could be banks, credit card agencies or any other enterprise interested in helping graduate students secure student loans. The Education Resources Institute (TERI) is an example of a company offering this type of loan. It is called the Act Graduate Student loan program. The application can be filled out online at http://gradloans.com. Decisions are received in as little as 15 minutes.

You can first try to visit websites of all the major banks because many do offer student loans services. Or you can use a search engine by typing the name of banks you know. Some banks will even offer graduate loan comparison charts to help their customers see how their loans stack up against the competitors. These charts can serve as a further aide in researching graduate loans.

Auto loans are available through a variety of sources, such as banks, credit unions and auto dealer financing. You can also find a great car loan through an Auto Loan Company online, as long as you look for these three things:

A reasonable interest rate
Since you're borrowing from an Auto Loan Company online, your interest rate should be about 1-2% less than what you'd get through dealer financing. Search the Internet to find out what the current average auto loan interest rate is, and then compare it to the rate you're being offered. Watch out for any loan company that seems to be charging an exorbitant amount of interest, particularly if you have good credit and a reasonable down payment.

Low fees and extra charges
Some Auto Loan lenders will charge all types of extra fees, like application fees, document prep charges or credit score fees. As you compare various lenders, keep an eye out for outrageous or unusual fees. If one online Auto Loan Company is tacking on an extra cost that no other company is charging, you may want to ask to have it waived or choose a different lender.

No prepayment penalties
Whatever your loan term--three, five or seven years--chances are you'll want to pay off your Auto Loan as soon as possible. 3 Things To Watch Out For When Getting A Home Equity Loan Online

Keywords:
home equity loan

The internet can be a valuable resource for researching the ins and outs of getting a home equity loan. It can also be a great place to find a reputable mortgage broker, as long as you are careful not to get caught in an online home equity loan scam.

Watch out for subprime lending.
Subprime lending is when a lender offers to give you a lone for an extremely high interest rate and tacks on excessive fees. Usually these loans are given to high risk individuals who are so desperate for a loan that they don’t take the time to shop around for a company that will work with them despite a bad credit rating.

Watch out for equity stripping.
Equity stripping is when a loan is based solely on the value of your home, and doesn’t take into consideration your ability to repay the loan. The usual result of these loans, is the borrower can’t repay it and the lender ends up acquiring the home and all the equity in it.

Watch out for predatory lenders.
Predatory lenders thrive on setting up loan situations in which the borrower is destined to default, consequently losing his home. Some of the signs that you might be dealing with a predatory lender include a broker that requires you to put false information on the loan application, apply for a larger loan than you need, or sign blank loan papers, saying they will be filled in later. You also want to avoid lenders that promise you one set of terms when you first apply and then change the terms when it comes time to sign or refuse to give you copies of the forms once you have signed. Predatory lenders often misrepresent the type of credit you are being given and fail to provide the required loan disclosures.

There are a lot of reasons to apply for a home equity loan online. The process is fast, easy, and convenient, as long as you take care to avoid the pitfalls of dealing with unscrupulous brokers.

3 Things To Watch Out For With Debt Consolidation Services Online

Keywords:
debt consolidation

Most of us are swamped with bills like credit cards and auto loans, so we're turning to debt consolidation services to help us regain control of our finances. And it's a good idea, since some debt consolidation services can also help you lower your interest rates and monthly payments. But there are some unscrupulous folks out there, and that means you need to watch out for scammers when you're looking for a Debt Consolidation Service online. Here are three warning signs of a disreputable company:

Large, outrageous fees

Some companies charge $100 just for reviewing your account, often disguised as a "credit analysis." Others offer an "educational program" consisting of mostly free forms, letters and information gathered from Internet websites. The cost for this "education"? It can be as high as $1,500! Be wary of any company that pushes for up-front payment before you receive any type of service or materials.

Unbelievable promises

"Your monthly payment will be half of what you're currently paying!" "We'll get your interest rate slashed to zero percent!" "You'll be paying less in just two weeks!" These types of exaggerated promises are designed to lure you in, and they're rarely true. No one can work miracles, and they certainly can't work them in just two weeks. Expect it to take at least a month--and probably longer--before you see the effects of debt consolidation on your finances.

They make first contact

Any company that sends out SPAM, cold calls your home, or sends you junk mail is fishing for a fee. Chances are they only want your money, and once they get it they'll offer very little in terms of services. Most reputable companies will wait for you to contact them.

You can always double check a Debt Counseling Service with the Better Business Bureau to see if any complaints have been filed against the company. You might also consider asking family and friends if they have any experience with the service.

Be Psychic : Tips For Awakening The Psychic In You

Keywords:
psychic, reading, futue, predicition, psychic development, psychic readings, jane doherty, dead tenants, ghosts, haunted house, sightings, hauntings

Have your ever had an experience you thought was a coincidence, but a nagging feeling made you feel there was more meaning to it? Those nagging feelings may be the very seeds of your own psychic ability waiting to be cultivated.

Your psychic sense can be compared to the bubbles that surface on a quiet pond. As you quietly stare into a still pond, you will soon notice the movement of the water. When you continue to focus your attention into the small body of water, you will eventually see tiny ripples of water and small bubbles emerge from the depths of the quiet pond. That’s exactly the way your sixth sense will respond, when you pay attention to the “psychic bubbles” of insights that surface from the depths of your mind.

How can you develop your psychic ability naturally? Set aside time to do nothing but experience your senses. Absorb everything you observe or feel around you. When an image flashes into your mind or a feeling runs through your body, don’t be quick to dismiss it. Instead, allow yourself to savor it as you would a delicious dessert. If it is an image, observe the details of it but also pay attention to the way the image makes you feel. If it’s a feeling, try to make it into an image. Imagine it as a sound or a smell.

Try new activities and do old things in new ways. Loosen your focus on goals and try being flexible enough to stimulate your mind by doing something out of the ordinary. Follow your impulses and lean toward the unusual. As you do, you will be exercising your mind to function psychically.

Studies show that the brain waves of subjects change when they’re introduced to new materials or experiences. A person who is receptive to new experiences, new information, and has been exposed to unusual and varied life experiences, will find it easier to develop the ability. Therefore, act like sponge! Soak up as many experiences as possible to feed your mind the subliminal stimuli necessary to cultivate your psychic ability.

Exercise your extra-sensory mental muscle naturally with these five simple tips:

- Travel as much as possible and observe everything.
- Change your routine by driving a new way to work or in some other way.
- Try an exotic food and savor the experience.
- Talk to someone you think you have nothing in common with.
- Solve a problem by listening to a “hunch” or “gut instinct”.

15 Great Day Trading Tips

Keywords:
day trading,investing,daytrading,investments

Reports of people making huge gains in stock markets have been carried in newspapers around the world. This has attracted many first time investors to the stock market. Day trading is one of the systems gaining in popularity with investors. But day trading is fraught with risks. Though you can make huge gains in day trading, you are also likely to lose huge money. However, if you want to do day trading here are some tips to succeed:

Who is day trader?

A person who actively participates in stock market and buys and sells many times a day to make quick profits is called a day trader.

What are the tips to succeed in day trading?

1. Study the basics of the system like the working of the market, which way the stocks will move, the long and short calls, and the time to buy and sell. You should also learn to take care of the profits while reducing the losses.

2. Since mastering day trading is a time consuming process, use the trading platform available on the trading websites before you actually start.

3. Do not let the thought of making losses scare you. Use methods like stop orders to reduce your losses.

4. If you suffer some loss, do not worry, as it is a part of the process.

5. Once you have earned your expected profit, stop trading. Do not hunger after more money and throw away your profit.

6. If the market does not meet your expectations on any particular day, do not trade.

7. As your experience in day trading increases, you gain the ability to foresee the direction in which the stock price moves. But do not go for the topmost or the lowermost stocks.

8. If you find it difficult to decide in which way the market is going, do not trade but just wait.

9. Maintain a record of the results of the day trading. It allows you to learn the things which are effective, as well as ineffective.

10. Learn the buying and selling tactics of successful day traders. They usually sell when there is good news and buy when there is bad news.

11. Do not get emotionally involved in trading but stay aloof and professional.

12. Rely on your instincts as depending excessively on the analysis means skipping some good trading chances.

13. Learn and use top strategies to trade.

14. Concentrate only on select stocks. Focusing your attention on multiple stocks will make it difficult for you to track the movement of each stock.

15. Learn new trading strategies daily and use them to your benefit.

'Help The Court Has Seized My Assets' - Garnishment In Law And Practice

Keywords:
Wage Garnishment Law,IRS Wage Garnishment,IRS Levy,IRS Garnishment,Wage Garnishment,Garnishment

A court order that seizes assets from the defendant to pay off a debt is known as Garnishment. One form of garnishment is automatic withholding of the debtor’s wages. When a creditor fails to satisfy the debt taken, the court can issue a garnishment against him. When the creditor petitions the court to send a portion of its pay to satisfy the debt then this step is taken.

The garnishment law differs from state to state and varies in details also. Generally, the TVA is required to take over 25% of an employee’s disposable earnings or assets, thereafter sending that amount to court. The pay of an employee can be under garnishment until the complete of the debt has been collected.

This situation arises when we fail to pay taxes, skip out on child support or overlook some bills. Under these circumstances the state government or the creditor can seize our wages as well. This process is known as Wage garnishment. Most garnishment requires court orders and employers are supposed to notify the creditor before any step is taken. But garnishment is the last option for which a government goes for. It is taken up only after all other options have exhausted.

One should never ignore IRS because due to ignorance there are chances of increase in garnishment, as they know our work place, living place and even the bank account. The loans or the help provided by the government are of many types such as student loan for education, business loan, child support, and etc. To collect the loans back, IRS is not alone but the state government, private creditors, or even an ex-spouse demanding the alimony can also demand garnishment of our pay. To claim the garnishment, only different branches of the government do not need to take court orders, other than every other agency needs to obtain a court order to claim the garnishment.

Losing the income is not easy but there are some limits for garnishment. Title III of the Consumer Credit Protection Act caps the amount of wages that can be taken from an employee. In this manner, the person is also left with some part of the income as well as the creditor is also paid up. This also prevents the creditor to speed up the debt recovery procedure and harass the debtor.

The level of garnishment is based on the disposable earnings of the employee. This amount comes after deducting the legal deductions of federal state and local taxes, social security, unemployment, insurance and state employee retirement system. Things that do not come in the head of voluntary deductions are union dues, health and life insurance, charity, purchase of savings bonds and payment for payroll advance. After taking all the preventative measures, the disposable income amount is calculated the maximum amount that can be garnished in any pay period should not exceed more than 25% of the employees’ disposable earning.

The garnishment law allows up to 50% of the employees’ disposable income to be garnished, if he supports the wife and a child. The restrictions on garnishment do not apply in case of court orders of bankruptcy and outstanding debts of federal or state taxes. When the federal law differs from the state wage garnishment law, the smaller garnishment amount must be followed.

Care should be taken to stay from the evil of garnishment. In some cases this situation occurs when a letter is received form the IRS department 20 days before the garnishment date. That time if the person goes to the IRS and explains the problem and repayment schedule or apologize and seeks more time for repayment then the problem at hand can be solved. If the creditor also has a problem he also needs to go to the court and seek an order for garnishment. Thus if the reason explained by the debtor is genuine then the department chalks out a repayment plan. But if the second chance of the repayment is also defaulted then further garnishment proceedings and called for.

$1000 Provable Income Cash Advances: Should You Take The Opportunity?

Many finance firms are wiling to offer a sum of $1000 to those in need, provided the beneficiary has a provable source of income and agrees to repay the amount as per the firm’s outlined repayment schedule. However, needless to say that you would end up repaying more than you acquire from the cash advance firm. This is because the cash advance firm is likely to charge an interest on such credit lending.

Getting hold of a $1000 cash advance won’t be a cinch by any means. You would have to carry out a preliminary research of reputable cash advance firms willing to lend $1000. Though it’s easy to find cash advance of around $250 to $500, you might have to shop around a bit in order to bag $1000. It is recommended to keep several options open during your quest for a cash advance. This way, if one cash advance firm leaves you high and dry, you could easily switch to another.

Sums of $1000 and below are considered trifling amounts by bigger loan firms’ standards. Therefore, it is highly unlikely to acquire a $1000 loan from a loan firm. However, cash advance firms are a viable option for people in urgent need of around $1000. Cash advance firms would gladly approve your application, provided you have a provable income source. But, cash advance companies normally charge a higher rate of interest relative to bigger loan firms.

All in all, cash advance is a nice and quick way to acquire that much needed cash in a jiffy. But since the rate of interest is on the higher side, it’s best to take up a loan from a loan firm, if possible. In general, you should turn to a cash advance firm only when you have no other means of acquiring cash.

0% APR Introductory With Balance Transfer Option

The Christmas Holiday Season brings retailers 25% and more of their yearly sales. It's safe to assume the month of January most likely shows the highest consumer credit card balances. As impulse buying often times is the culprit in charging more than we planned, it's easy to see how one could get carried away during the 'season of giving.'

Now it's January and those bills have started coming in. Two or more credit cards with high balances can take a bite out of your budget. The easiest solution for many consumers is to apply for one of the many 0% APR introductory credit cards with balance transfer options. This could lower their payment by consolidating their bills and at 0% interest to boot!

When you're looking into all the offers of 0% Introductory credit cards that allow you to transfer the balance from other cards, you need to compare offers carefully. Be sure you read the fine print. We often times get into the habit of getting excited with the hype and fail to read the details.

When you're considering a new 0% APR credit card, look into how long the introductory period is. It varies from card to card. It can be six months or twelve months with some newer offers up to eighteen months. How long is it going to take you to pay the balance down to where you're comfortable with it?

Then there's the issue of the balance transfer. Is there a fee for the balance transfer? Some cards do not charge a fee to transfer and others charge as much as 3%.

The 0% offers usually apply towards any amount you transfer over from other cards; but, does it apply to new purchases? This feature also varies. Sometimes it's just the 'balance transfer' amount and other times it includes 'new purchases' as well.

Another thing consumers should be concerned with when applying for a 0% APR introductory offer with a balance transfer feature, is what is the interest rate after the introductory period is over? This really can vary by several percentage points. Is it comparable to the competitors?

Last but not least, individuals need to be aware that if they should become delinquent prior to when the twelve month period is over, that 0% APR is gone. The offerers can now charge as much as 32% in some instances when your account is not kept up with the terms of the card. This could put quite a dent in the balance owing and the monthly payment as well.

The 0% APR introductory offer can be a great help to your financial situation. Just be sure to read the fine print. Know that you will be able to keep the terms and that the additional features of the card, including rewards offered, is what you're looking for.

3 Things To Look For In A California Mortgage Lender Online

Keywords:
Mortgage loan, California Mortgage loan, home loan

Want to buy a home in California? If so, chances are you'll need a California Mortgage Lender to help finance your new house. Fortunately, the Internet has made the mortgage process easy. You can even find a lender online with very little hassle! Here's how to find a reputable California Mortgage Lender online:

Ask friends, family and neighbors

If you already live in California, some of the people you know in the state may have used a California Mortgage Lender online when they financed their home. Ask around among close friends and acquaintances to see if anyone can make a personal recommendation. Check with co-workers, family members and neighbors, too. A referral like this is often a good way to hear about the good--and bad--experiences people have had with various online mortgage lenders.

Watch out for predators

"Predatory lending" is a term generally used to describe any lender that is trying to take advantage of the borrower. Examples include charging high, unnecessary fees, pushing borrowers into a loan they can't afford, or using lies and deception to obtain clients. Carefully review all fees and charges--your lender is required to give you a "good faith estimate"--plus the fine print, like loan terms and prepayment penalties. Be on the lookout for any false or misleading information, or any terms that are vague and unspecific. If the fees seem too high or too numerous, look for a different lender.

Check with officials

All California Mortgage Lenders and Brokers should be licensed with either The California Department of Real Estate or The California Department of Corporations. To help ensure your California Mortgage Lender is legitimate and reputable, check with these agencies to see if your lender is licensed. Avoid any lending company that is not licensed or has allowed its license to expire.

Be sure to check with your city's Better Business Bureau office, as well. They'll have a record of any complaints that may have been filed against your California Mortgage Lender.

3 Things To Look For In A Home Purchase Lender Online

Keywords:
mortgage lenders, home purchase

If you're ready to buy a new house, you're going to need a Home Purchase lender. And finding one online is convenient and simple! However, there are a few things you should look out for to ensure that your lender has your interests--and not his--as his top priority.

Make sure your lender offers options

There are a lot of options other than the traditional 30-year fixed rate mortgage. Depending on your needs and personal situation, an Adjustable Rate Mortgage (ARM) or Interest-Only mortgage might be a better fit for you. Or, possibly, you may prefer a loan with a longer or shorter term. A good lender should be able to offer you a variety of options so you can find the one that best suits your needs. Be wary of any lender that tries to push one particular type of loan.

Get your "pre-approval" in writing

Some Home Purchase lenders will "pre-qualify" you--but that doesn't mean you're guaranteed to get the loan! In fact, in most cases, "pre-qualification" means almost nothing at all. Choose a lender who will "pre-approve" your application instead, which is a more involved process. When you've been "pre-approved," the loan officer has contacted your employer, bank, credit card companies, etc. Once you're "pre-approved," you're a lot more likely to get the final approval on your loan.

"Lock in" the rate you're quoted

Interest rates change almost daily--they can be down on Monday, and sky-high by Friday! And some lenders will quote you a super low rate to get your business, even though they know the rate may change by the time your loan is finalized. If a lender quotes you an interest rate, ask him/her to "lock it in" for 30, 60 or 90 days. Reputable online Home Purchase lenders will guarantee you your promised rate even if it takes another month or two until you close the loan.

Once you know your online Home Purchase lender is willing to offer you options, pre-approve your loan, and lock-in your rate, it's time to compare rates, fees and other charges to make sure you're getting the best deal.

3 Types Of Debt Help Available Online - Consolidation Loans, Debt Management And Debt Settlement

Keywords:
credit card debt help, debt consolidation, debt elimination

When it comes to consolidating debt, the internet offers three very good options. When you want to choose between a consolidation loan, debt management, or debt settlement, it is important to have an understanding of each one so you can choose the option that is best for your needs. Many people confuse these three services, but each one brings unique aspects to the job of helping consumers pay off their debts.

Debt Consolidation Loan

A consolidation loan takes all of your high interest credit card debts and turns them into one low interest loan. Often you have to be a home owner to qualify for this type of loan. The idea behind a consolidation loan is that with a lower interest rate, you will actually be able to afford to pay on the principle and that will help you to eventually get yourself out of debt.

Debt Management

Debt management companies work with consumers to help them learn to get control of their finances. The companies teach individuals how to make a budget and stick to it and often help them make a schedule to follow for paying off their debts. Most debt management companies are non profit and exist solely to help consumers get on track. These companies don’t offer loans or negotiations and seldom work with creditors. Instead they work with you so you will have the tools to secure your financial future.

Debt Settlement

Debt settlement companies actually go to your creditors on your behalf. The work hard to negotiate with credit card companies to reduce what you actually owe. They can often lower interest rates, have penalties and late payment fees removed, and even get credit card companies to lower the balance of what you owe. Many of them will set up a system where you pay them one amount each month and then they in turn make payments to your credit card companies.

3 Ways Tenants Lose Money

Keywords:
tenants,home buyers,Jeanette Fisher

Are you still renting a home or apartment for yourself or your family?

If so, you're losing money. Think about these three ways you lose money by renting:

1. You're paying for someone else's mortgage payment. You're missing out on the appreciation that the property gives to the landlord. Appreciation is a term used in accounting relating to the increase in value of an asset, which means in real estate terms, added value to the property. Over the past five years, houses appreciated significantly, making many new real estate investor multimillionaires.

2. Tenants don't get to freeze their monthly housing expenses like home buyers can. Of course, many home buyers get mortgage payments with adjustable interest rates and their payments go up over time. However, these payments will not go up over the long term like rising rents. Just think about how much an apartment costs today compared to ten years ago. A two bedroom apartment in Lake Elsinore, California leases for $1,000 today. The exact same apartment rented for $325 in 1996, when it was brand new. Home buyers who had low monthly payments in 1996, who did not refinance their mortgage, enjoy low payments and don't have to worry about rising rents.

3. Renters don't benefit from tax advantages. Home owners get income tax deductions. Tax deductions for interest costs, for instance, save tax payers thousands of dollars.

Emotional Satisfaction of Home Ownership

Besides losing out on making money with real estate, renters don't get the same satisfaction of home enjoyment that benefits home buyers. Many landlords won't allow you to paint your walls in colors that you desire. Also, you won't feel like fixing up the property with custom window coverings and you get little say in flooring materials. Because you can't make your personal statement, you won't feel like you're HOME as much as home owners who feel emotionally connected to their property.

How to Buy Your First Home

The biggest barrier to home ownership is often accumulating funds for a down payment. People think they have to have thousands of dollars for a down payment. However, if you have good credit and a decent job, you can get a mortgage for a home with zero down. And you can finance some of your closing costs as well as ask the seller to help you pay a good portion of your purchase costs. With today's mortgage finance plans, you may be surprised to find out how much of a home you can afford with payments similar to what you currently pay in rent.

You may have to go out of the major metropolitan areas to buy a home. That's why so many people commute in Southern California. Affordable housing costs much less in outlying areas. But so do the rents. If you're renting an apartment for $2,300 in Los Angeles, you could buy a $500,000 home in Wildomar. Our daughter just purchased a home in December 2005 and her mortgage payment, for a 3,000 square foot new home, costs less than $2,300. With her tax savings, she will pay even less than renting a small apartment closer to downtown L A.

If these amounts sound high to you, check your local area. Perhaps your monthly rent is only $1,000 and houses cost less than $200,000. Talk to a mortgage loan officer and see how much of a home you can afford.

If you're renting, make one of your priorities to buy your own home.

3 Ways To Get Your Free Annual Credit Report

Keywords:
credit report, credit score, credit rating, finance, personal finance, money, savings, investment

Article Body:
Yes, you can now get your credit report without paying a dime. And unlike before, now it is truly free. No longer do you have to sign up for a "free" credit report by signing up for "credit monitoring protection service" for a low annual fee of $79 a year! The days of dodging the annoying charges and service fees for a free credit report are over.

Under the 2003 Fair and Accurate Credit Transactions Act, you have the right to a free copy of your credit report within a 12 month period from the big three credit report bureaus (Experian, Equifax and TransUnion).

The goal of this new government act is to ensure that Americans have the right to stay informed about what these three credit reporting bureaus say about you without having to pay for it. Since identity theft, fraud and errors are quite common today, why should you have to pay for a copy of a report to fight back against these problems?

Here are the 3 ways to get your free annual credit report:

The three credit reporting agencies have created a website to request your annual credit report.

1) Go to annual credit report site

2) Call (877) 322-8228 to request your free credit report.

3) Complete a form from the Federal Trade Comission, http://www.ftc.gov/bcp/conline/include/requestformfinal.pdf and mail it to: Annual Credit Report Request Service, P.O. Box 105281, Atlanta, GA 30348-5281.

If you go directly to the three agencies or use any other type of service you may end up having to pay or sign up for the subscription services I mentioned above! Make sure you use one of the 3 methods I have listed to get your annual free credit report.

You can get the reports from all 3 agencies at once or stagger the reports from each one during the course of 1 year. The advantage of staggering the reports that you receive is to keep track of how any major changes in your financial picture affect what is on your credit report. For example, if you plan on getting a second mortgage over the coming year, or applying for student loans, ect. it might be wise to get a report before and after these major events!

This new Act does not supplant the other methods you can take advantage of to receive a free credit report. If you are applying for unemployment or been denied a loan, or need a credit report in order to get a job, you still have the right to obtain a free credit report.

Take advantage of this new government regulation and make sure all of the information listed by all three credit reporting agencies are correct. Any errors or omissions can reduce your credit score and end up costing you a lot of money when you apply for any type of credit.
